Hemisfair’s next chapter continues to take shape as the City of San Antonio Historic and Design Review Commission has approved the design for 550 Market Street, the first phase of mixed-use development planned for the Market Street parcel within the Hemisfair District, just north of Civic Park.
The project will be delivered through a public-private partnership between Graystreet Partners and Hemisfair Park Area Redevelopment Corporation, and is set to bring new retail, food and beverage offerings, along with additional parking, to one of downtown San Antonio’s most active areas.
Designed to support Hemisfair’s long-term redevelopment and the district’s master plan, 550 Market Street will feature two floors of retail and dining space with direct ground-level access to Market Street and Civic Park. The development is intended to serve both locals and visitors while strengthening connections between downtown, Civic Park, and the River Walk.
Graystreet Partners is leading the project as owner and developer, with development and project management support from Reverie Concepts. Architectural design is provided by Gómez Vázquez International.
The building’s street-level design prioritizes uninterrupted pedestrian flow along Market Street, maintaining clear and continuous movement through a key downtown corridor. Architecturally, the project draws inspiration from landmarks tied to HemisFair ’68, including the original San Antonio Convention Center, now the Henry B. Gonzalez Convention Center, and Lila Cockrell Theatre, as well as the Hipolito Garcia Federal Building near the Alamo. These influences are reinterpreted through modern masonry columnades, metal crowning elements, and patterned brick cladding.
The development is designed to complement the district’s newly constructed Monarch Hotel and the free programming hosted in Civic Park, reinforcing the relationship between indoor retail spaces and public gathering areas through transparency and street-level activation.
“550 Market Street moves the Hemisfair District forward by providing key connections between Market Street, Civic Park, and the River Walk,” said Melissa Robinson, interim CEO of HPARC. “The design supports connection from downtown to Civic Park, prioritizes the pedestrian, provides new retail and dining options, and adds parking in a way that fits the district and supports its continued growth.”
At the river level, public access will be preserved near the HemisFair ’68 expansion of the San Antonio River Walk, maintaining an important pedestrian route and honoring the site’s historic role. Outdoor terraces above the ground floor will provide additional gathering space with views of surrounding public areas.
The project will also add approximately 300 parking spaces beneath the building. By placing parking below grade, the development supports downtown access while preserving an active and walkable streetscape along Market Street.
With HDRC approval secured, 550 Market Street now moves forward as the first phase of development on the Market Street parcel, reinforcing Market Street’s role as a vital link between the Hemisfair District and downtown San Antonio, and setting the stage for future phases of growth.
