SEGUIN, TEXAS (August 21, 2024) – The City of Seguin is actively seeking qualified developers to partner in the redevelopment of the historic Nolte property, located adjacent to Central Park in downtown Seguin. The City recently acquired the property and is collaborating with the renowned firm TBA Douglas Architects to craft a visionary development plan. To facilitate this project, the City has issued a Request for Qualifications (RFQ) from experienced developers, with the RFQ scheduled to go live on Wednesday, August 28, 2024.
This strategic real estate initiative aims to divest the City’s interest in the Nolte property while enabling a transformative project that enhances the community. A General Land Use Plan (GLUP) has been designated, allowing for a diverse yet targeted range of potential uses, in alignment with the City’s broader vision for economic growth and cultural preservation.

The RFQ represents the first phase in a two-step selection process that will ultimately result in a Request for Proposals (RFP). The chosen developer will work closely with the City to ensure the project meets the expectations of economic revitalization, community engagement, and heritage conservation.

Located at 101 East Nolte, the property spans an entire city block just south of Central Park and comprises four buildings along E. Nolte and a large surface parking lot. The site, encompassing 0.92 acres, includes two historic buildings—the Nolte National Bank Building and the Post Office—both of which will be integral to the redevelopment effort. The buildings collectively cover 40,000 square feet across two stories.
To provide prospective developers with a deeper understanding of the site, the City of Seguin will host a site tour at 10 a.m. on Thursday, September 5, 2024. Interested parties can RSVP to attend the tour. Following the RFQ process, the City will issue formal RFPs to selected teams, with the goal of negotiating a development agreement that will mark the beginning of an exciting new chapter for Seguin’s downtown.
As one of the fastest-growing cities in the United States, Seguin offers an attractive market for developers. With 27 residential subdivisions under construction and over 16,000 dwelling units in the pipeline, as well as 2.3% annual job growth, the city is poised for significant expansion in the coming years.
